According to what we found from the PDM, the subcategory Farms and Farms with Isolated Building admits the following occupations and uses:
a) Residential building and its annexes (maximum one dwelling per plot);
b) Equipment and facilities related to leisure, recreation and sports activities;
c) Local support commercial establishments and food and beverage establishments;
d) Facilities and buildings for livestock activity in home detention;
e) Tourist activities and enterprises framed in the typologies, Tourism in Rural Areas (TER), Housing Tourism (TH) and Isolated Hotel Establishments (Hi).
2 – Fractionation into plots with an area of less than 4.0 ha is not permitted, without prejudice to the provisions of the following paragraph.
3 – For the uses referred to in paragraph 1, buildability on plots of land with the areas indicated below, already constituted and registered as autonomous buildings, on the dates referred to in the following paragraphs, is permitted:
a) Parcel with an area equal to or greater than 0.5 ha and less than 2.0 ha, if pre-existing on the date of publication of the PDMB
in the Official Gazette, December 7, 1995;
b) Parcel with an area equal to or greater than 2.0 ha and less than 4.0 ha, if pre-existing on the date of publication of the amendment to the PDMB by adaptation to the PROT OVT, 18 March 2010;
c) Plot with an area equal to or greater than 4.0 ha.
4 – For the uses referred to in paragraph 1(a) to (d), buildability is also subject to the following parameters:
a) Maximum land occupation index of 0.06, with a maximum of 3,200 m²;
b) Maximum land use index of 0.08, with a maximum of 3,200 m²;
c) Maximum soil waterproofing index of 0.10, with a maximum of 4,000 m²;
d) Maximum number of floors: 2, except for water tanks and technically justifiable special installations;
e) Minimum distance of 5 m from all plot boundaries, in plots with an area equal to or greater than 0.5 ha, and
less than 2.0 ha, and this distance may be reduced in exceptional cases to be verified by the technical services.
f) Minimum distance of 15 m from all plot boundaries, on plots with an area equal to or greater than 2.0 ha and less than 4.0 ha, and this distance may be reduced in exceptional cases to be verified by the technical services.
g) Minimum distance of 20 m from all plot boundaries, on plots with an area equal to or greater than 4.0 ha, and this distance may be reduced in exceptional cases to be verified by the technical services.
